The Garage Door Threshold Seal creates a tight seal for your garage door which will keep leaves, dirt, water and snow from being blown under the garage door by the wind. Also, if you have a sloped driveway or an uneven garage floor and water is seeping under your garage door, the Door Seal adds a 1/2-Inch tall barrier to the garage floor. The Door Seal will also help keep out unwanted insects and snakes. By creating a better seal, your garage will stay warmer during the winter and cooler during the summer, helping to keep your energy cost down.

The Tsunami Seal works amazingly well. Despite having a roll-up garage door with very good bottom seal, a heavy rain and wind event (common here in Astoria, OR) always resulted in water intrusion -- that is until we installed the Tsunami Seal threshold. Absolutely no water intrusion now.Installation was straightforward and took less than an hour. I do, however, have what I hope are a few helpful hints:1) I have a 16' garage door opening (2-car garage), but purchased the 18' threshold. This was a good decision as simple cut-outs for the garage door tracks allowed for a nice extra foot on both ends of the threshold. This extra length provided a more stable and protective installation of the threshold.2) BEFORE starting, go out a buy a "real" caulking gun. It is nice that one is included with the product, but it was awfully cheap and became totally useless in the middle of laying down the adhesive due to the handle of the gun bending (making it impossible to push out the adhesive).3) BEFORE starting, make sure that the Liquid Nails adhesive is not too cold. Keep it inside or warm it up a bit before beginning because if the tubes are cool, it is a real bear to lay down rows of the adhesive without a great deal of extra effort (don't forget, you are laying down three lines of adhesive (over 50 feet for a typical two car garage).4) BEFORE starting, reverse-roll the threshold (and keep it so rolled for some time). The heavy-duty construction of the seal and the fact that it comes rolled up fairly tight makes it difficult (especially at the ends) to get it to lay flat, and you need to have it lay flat for installation. Follow the instructions and leave the garage door completely closed for at least 24 hours -- I kept weighted boards on both ends of the threshold to keep it from curling up.5) Some adhesive may squeeze out when the threshold is first laid down, and during the 24 hours with the weight of the garage door on it, some additional adhesive may squeeze out. To prevent any excess adhesive adhering to the bottom of the garage door (or garage door seal), I placed aluminum foil along the length of the outside edge of the threshold. Indeed some adhesive did get squeezed out, but the aluminum foil prevented it from sticking to the garage door bottom seal.That's about it. Again, a great product and corrected what had been a longtime, ongoing problem.
